Tenant screening

Reviewing a rental applicant's credit, rental history, income and background against written approval criteria.

Screening usually checks identity, credit, eviction records, criminal history where allowed, income (often a multiple of rent, such as three times) and rental references. The results are compared to written criteria that apply equally to every applicant.

Many states and cities limit what can be considered, such as criminal records, credit for voucher holders or eviction filings, and set timing rules. Keep criteria in writing, apply them consistently, and check local law.
