Adverse action notice

A notice given to an applicant who is denied, or approved on worse terms, based partly on a consumer report.

Under the federal Fair Credit Reporting Act, if a credit, criminal or eviction report contributes to a denial, a higher deposit, a co-signer requirement or other less favorable terms, the applicant must be told. The notice generally names the screening company, states that it did not make the decision, and explains the right to a free copy of the report and to dispute errors.

Several states and cities add their own content and timing rules. Check with counsel on the exact requirements where your properties are located.
