Leasing

Guarantor

A person or company that agrees to pay a resident's rent and obligations if the resident does not.

Guarantors, sometimes called co-signers, are common for students, first-time renters and applicants whose income or credit falls short of the criteria. The guarantor is usually screened too and signs a guaranty agreement tied to the lease.

Institutional guarantor companies offer an alternative for a fee paid by the resident. Requiring a guarantor as a condition of approval may trigger an adverse action notice when a consumer report influenced that decision.
