Security deposit

Money a resident pays at move-in that the landlord holds to cover unpaid rent or damage beyond normal wear and tear.

The deposit belongs to the resident until it is lawfully applied. Many states cap the amount, and some require it to be held in a separate or interest-bearing account, with interest paid to the resident.

In trust accounting, deposits are a liability, not income, and must never be used for operating expenses. Check state and local law for limits, holding rules and receipt requirements.
