Fair housing

Federal, state and local laws that prohibit housing discrimination against people based on protected characteristics.

The federal Fair Housing Act protects race, color, religion, national origin, sex (including sexual orientation and gender identity), familial status and disability. Many states and cities add protections such as source of income, age, marital status or criminal history.

Fair housing applies to advertising, tours, screening, pricing, maintenance and every conversation with prospects and residents, including those handled by automated systems. Consistent written policies and regular training are the core defenses. Check local law for the protected classes that apply to each property.
