Lease expiration management
Spreading lease end dates across the year so too many units do not come up for renewal or turnover at once.
Managers compare the number of leases expiring each month with a target curve, often weighted toward the spring and summer months when demand is strongest. Lease terms offered to new residents and renewals are adjusted, for example 10 or 15 months instead of 12, to fill thin months and avoid crowded ones.
A balanced expiration schedule reduces vacancy spikes, eases turn workload and gives pricing more room to work.
