Exposure
The share of units that are, or soon will be, available to rent and not yet leased.
Exposure equals vacant units plus units on notice, minus units already pre-leased, divided by total units. It looks ahead, usually 30 to 90 days, rather than showing where occupancy stands today.
Rising exposure warns that occupancy will drop unless leasing picks up, so it drives pricing, marketing spend and renewal pushes before vacancies actually happen. Many managers set a target exposure and review it weekly.
