Physical occupancy

The percentage of units that currently have a resident living in them.

Physical occupancy equals occupied units divided by total units. A 200-unit property with 188 occupied units is 94% occupied. Some managers also report leased percentage, which adds signed future leases for vacant units.

Physical occupancy is simple and widely quoted, but it ignores whether residents pay or how much they pay. Pair it with economic occupancy for the full picture.
