Leasing

Lease-up

The period when a newly built or fully renovated property is filled from empty toward stabilized occupancy.

During lease-up, managers track leases signed per week (absorption), traffic, conversion and concessions against a projected schedule. A property is typically considered stabilized at around 90–95% occupancy.

Lease-up speed drives financing and valuation for new developments, so owners watch it closely. Heavy concessions can speed absorption but set low effective rents that must be recovered at renewal. Weekly reporting to the owner is common during this phase.
