Revenue management
Setting and adjusting rents unit by unit, often with software, to balance occupancy and income using demand and supply data.
Revenue management weighs factors such as availability, exposure, days vacant, lease term, seasonality and competitor pricing to recommend new-lease and renewal rents. Managers review recommendations and accept, edit or reject them.
Done well, it raises total income rather than just rent: a slightly lower price that fills a unit two weeks sooner can earn more. Pricing tools that pool confidential data from competing landlords face legal scrutiny, so understand what data a tool uses.
