Leasing
Renewal rate
The percentage of residents with expiring leases who sign a new lease and stay.
Renewal rate equals renewals signed divided by leases that expired in the period. Some managers exclude residents who were asked to leave, or transfers to another unit, so be clear about the definition.
Keeping a resident is almost always cheaper than replacing one: a move-out brings turn costs, vacancy loss and leasing costs. Starting renewal offers 60 to 120 days before expiration and pricing them thoughtfully raises the rate.
