Lesson 4 of 4 · 4 min

Learning why residents leave

Collect reasons, look for patterns, and fix the causes you control.

When a resident declines a renewal in the portal, they are asked why and told the office will be in touch about move-out. Those reasons, plus what you hear on the phone, are your retention data.

Monthly review

  1. Log each move-out reason as a note on the lease or in your renewal follow-up.
  2. Once a month, group the reasons: price, maintenance, noise, parking, job move, buying a home.
  3. Pick the one controllable reason that came up most and fix it.
  4. Check the Results tab in Pricing for Renewed and Not renewing to see whether it moved.
