Scattered-site portfolios, common in single-family rental management, have no on-site office. Showings, maintenance and inspections require travel, and each home may have different appliances, systems and utility arrangements.

This makes self-guided tours, good vendor coverage by area, and accurate per-home records especially valuable. Costs such as drive time and lockbox or smart-lock hardware become key operating factors. Owner reporting is often per home, since many single-family owners hold only one or a few properties.
