Owner statement

The periodic report sent to a property owner showing income, expenses, fees, reserves and the distribution for the period.

A typical statement starts with the beginning cash balance, lists rent and other income collected, subtracts bills and management fees, shows the reserve held back, and ends with the distribution paid and the ending balance. Many include a rent roll and delinquency summary.

The owner statement is the main way an owner judges the manager's work, so it should be accurate, on time and easy to read.
