Owner distribution
The payment of a property's available cash to its owner after expenses, fees and reserves, also called an owner draw.
The distributable amount generally equals cash collected minus bills paid, management fees and the required reserve, with any pending bills or security deposits held back. For properties with several owners, it is split by ownership percentage.
Distributions are usually paid monthly by ACH or check alongside an owner statement. Paying out money that is needed for upcoming bills or deposits is a common trust accounting error.
