Leasing

Month-to-month lease

A rental agreement that renews automatically each month until either party gives the required notice to end it.

Month-to-month terms give residents flexibility and let managers adjust rent or regain the unit with shorter notice, within local law. Many managers charge a premium over a 12-month rent to reflect the added vacancy risk.

A large number of month-to-month residents makes occupancy harder to predict. Notice requirements for ending the arrangement or raising rent vary by state and city.
