Lease violation

A resident's breach of a lease term other than nonpayment, such as unauthorized occupants, pets, noise or property damage.

Managers usually document the issue, then send a written notice describing the violation and, where required, a period to fix it (often called a notice to cure or quit). Repeated or serious violations can lead to non-renewal or eviction, subject to local law.

Clear documentation and consistent enforcement across residents protect the manager in any dispute. Requests related to disability may need to be handled as reasonable accommodations instead.
