Pricing a lease-up

How to use Pricing when a new or renovated property has little leasing history of its own.

A lease-up is the hardest pricing problem: many homes to fill and little history. Pricing uses your own leasing activity, and until there is enough of it, it uses industry figures and says so. Your job is to set guardrails and watch demand closely.

Before the first lease

  1. Create unit types carefully. Every home needs a unit type to be priced.
  2. Add public comps on Leasing › Pricing › Specials & comps: the properties you truly compete with, by hand or by tracking their floor plans page.
  3. In Settings, choose Own data plus public comps so prices stay within what the market is asking.
  4. Set Apply automatically to Never.
  5. Set tight Most change a day and Most change a week limits.
  6. Set Price by lease length so leases do not all end in the same season a year from now.
